By Inés Arroyo VidalReviewed by Marta Calderón IbáñezPublished Updated Stage 2: Budget and money

Quick answer

The solidarity tax on large fortunes has its own return, model 718, and a minimum exempt amount under the real obligation, which covers non-residents with assets in Spain. The filing period starts on 1 July. We print no threshold or rate because we could not verify them.

Applies toNon-resident owners with large Spanish holdings who want to know whether the tax could apply. It is not relevant to most ordinary home buyers.

§ 1What it is

The temporary solidarity tax on large fortunes is a tax on large personal wealth. It is separate from wealth tax, it has its own return, model 718, and the tax agency describes a filing service for it whose period starts on 1 July. The chapter on the whole subject is the section on non-resident taxes.

§ 2The real obligation

The agency's page includes a heading about the minimum exempt amount under the real obligation. The real obligation is the rule that applies to people who are not resident in Spain: they are taxed only on assets located in Spain or exercisable there. The minimum exempt amount reduces what is taxed, and a person whose Spanish assets are below it would have nothing to pay. Because the amount is the crux, ask an adviser for the current figure.

§ 3Who should check

Most buyers of an ordinary home are not close to a tax on large fortunes. The owners who should check are those with several properties, a high-value property or other assets in Spain that together approach a large total. Even then, the answer depends on the exempt amount and on the interaction with wealth tax, so a short consultation is a sensible expense.

§ 4What we could not verify

The thresholds, the exempt amount, the scale and the rules on how the tax interacts with wealth tax are not stated in the agency page we could read, so we print none. The tax has been described as temporary, and temporary taxes change, so a rule we repeated from memory would be a risk to you.

§ 5What to ask an adviser

Ask whether the tax applies to your assets, what the minimum exempt amount is, whether wealth tax paid can be credited, what the filing period is, and what happens if the return is late. Ask for the answer in writing, with the date.

§ 6What to keep

Keep valuations of the property, mortgage statements and the deeds, along with copies of every return. These documents are the ones the agency will ask for if it questions your return.

§ 7Where to look

The agency's pages for the tax list the model, the order that approved it and the electronic filing service. They are the place to confirm dates. The yearly bills to the town and the income tax are separate and are covered in their own pages.

The rules on modelo 210 explains how the form itself works, and the rules on imputed income explains how imputed income is calculated.

The rules on tax on rental income explains how let property is taxed, and the rules on wealth tax explains how wealth tax applies.

Tax return deadlines in detail explains when each return falls due, and EU and EEA deductions in detail explains which expenses an EU or EEA resident can deduct.

FAQRelated questions

Is this the same as wealth tax?

No. It is a separate tax with its own return, model 718. It sits beside wealth tax, and the agency lists them as different items. Ask your adviser how the two interact for your assets and your region.

Does an ordinary home buyer pay it?

Probably not, since the tax is aimed at large fortunes and has a minimum exempt amount. We could not verify the amount, so ask an adviser to confirm for your holdings before assuming that nothing is due.

When is the return due?

The agency says the filing period starts on 1 July. The end date is not stated on the page we read, so confirm it with the agency or your adviser each year.
