Checking a location before buying property in Spain
Quick answer
Before you commit to a place, check the natural risks, the energy and comfort of the building, the rural services if you leave the town, and the practicalities of daily life. Each page names the official map or body to ask and says what we could not verify.
Applies toBuyers who like a place and want a method to test it before they pay a deposit.

§ 1Why this section exists
Most of the legal work in a purchase is about the paper: the owner, the debts, the permits. A second set of risks sits in the place itself. A house can be perfect on paper and still stand in a flood zone, lose its water in a dry year or sit under a flight path. A location can be tested with official maps and a few enquiries before you pay. It is informational only. We name no surveyor, insurer or installer.
§ 2Natural risks
The chapter on natural risks starts with floods, the most frequent insured disaster in Spain, and explains the national flood-zone viewer. Its pages cover wildfire, the autumn rain pattern called DANA, the retreat of the coast and the state compensation body that pays for extraordinary events when a policy has the right surcharge.
§ 3Energy and comfort
A Spanish home can be hot in summer, damp in winter and expensive to heat. The chapter on energy and comfort covers damp and mould, heating, solar panels, the subsidies and tax breaks for solar, and insulation. It reads the technical building code and the self-consumption guidance of the energy agency, and it says which tax deductions we could not read in full.
§ 4Rural services
Country property can mean a well, a septic tank and an unreliable grid. The chapter on rural services explains how the water authority treats private wells, what to check before buying a home that has one, how discharge from a septic tank is regulated and what to ask about electricity when a home is off the grid.
§ 5Daily life
The chapter on daily life covers what retirees should check about cost of living, how healthcare works for different kinds of foreign resident, how schools admit pupils, how to check airport noise and what to learn about the neighbours and the community.
§ 6How to use the checks
Do the checks in the order of cost of getting it wrong. Start with the ones that can make a home uninsurable or unsaleable, such as flood and fire, and end with preferences. Keep a note of each answer with its source and its date, and show the file to your lawyer.
§ 7Limits of what we say
We do not publish risk scores, climate forecasts or price effects, because we found no official figures we could stand behind. Maps and rules change, and each page says what we read and when.
§ 8Next
Pick the chapter that matches your worry, and ask your lawyer to include the answers when they check the property.
§ 9Chapters in this section
Natural risks explains how to check flood, fire and coastal risk and the insurance behind them and energy and comfort explains how a Spanish home performs in heat, cold and damp and what to check.
Rural services explains the water, sewage and power questions for country homes in Spain and daily life explains how to check daily-life questions before buying in Spain.
FAQRelated questions
Why check the location separately?
A sound contract does not protect you from a floodplain, a noisy flight path or a well that was never registered. The location is a legal and physical fact about the land, so test it with official maps and local enquiries.
Where do I start?
Start with the natural risks, because they affect insurance and value. Then check how the home performs in heat and cold, the services if it is rural, and daily life: doctor, school, airport and neighbours.
Do you rate places?
No. We explain how to check, we name the official source for each check, and we print no scores or rankings. Where we found no official data, the page says so.
