Note
Buying property in Extremadura
Quick answer
Extremadura shows the lowest regional average price in the registry figures, and a regional transfer tax on a scale from eight to eleven per cent. Homes are mostly village houses and flats in small cities. Check services, licences and winter conditions, and expect to deal in Spanish.
Applies toBuyers considering Extremadura for a village house, a small-city flat or a rural property.

§ 1The picture
Extremadura lies in the south-west, along the border with Portugal. It is a region of small cities, villages, farmland and open countryside, far from the coast. It appears at the bottom of the registry price table, and it is a place where a modest budget buys more than elsewhere. This page belongs to the chapter on buying property in inland Spain.
§ 2What the figures say
The property registrars report an average price of €947 per m² for Extremadura in the second quarter of 2026, the lowest of any region, against €2,487 per m² nationally. The province of Badajoz stood at €923 per m². The statistics institute reports an annual rise of 12.8%. These are averages, and a home near a city or in a sought-after town can cost far more. They also show that a low price level does not mean prices are not moving.
§ 3Taxes
The Ministry of Finance table updated in September 2026 lists a scale from 8% to 11% for the general rate on resale homes. The rate depends on the value of the home. We could not read the regional text, so we cannot say what reductions apply, for example for young buyers or for homes in small municipalities. Ask the regional tax agency in writing, and read the costs section for how the tax is paid.
§ 4Homes you may find
Typical offers are village houses, often old and large, flats in small cities and rural properties with land. Many need work. The property types section explains rural homes and ruins, and the location checks section explains damp, heat and the rules for wells and septic tanks. Extremadura is hot in summer, so shade and ventilation matter.
§ 5Services
Distances are long and some villages have few services. Check the nearest health centre and hospital, the pharmacy, the shop and the bus, and test the internet. The daily life chapter in the location checks section explains how.
§ 6Legal checks
Rural homes and extensions raise questions of licence, registry and cadastre. Ask the town hall for the planning status in writing, check the registry note and let your lawyer verify the title, especially in inherited homes with several owners.
§ 7Who it may suit
It may suit buyers who want a low-cost base and space, and who are willing to live in Spanish and accept thin services. It may not suit those who need frequent flights, English-speaking services or quick resale. Buying in Aragon and buying in La Rioja cover two other inland regions.
§ 8What we could not verify
We did not read the regional tax text, the rural planning rules or any incentives for small municipalities.
§ 9Questions to ask on site in this place
Ask how far the nearest health centre, school and shop are, and who clears the road in winter. Ask the community administrator, if there is one, for the statutes, the last accounts and the minutes of the previous meetings. Visit in January and in August, because the interior has cold winters and very hot summers. Write down the answers and compare them with the documents your lawyer receives from the registry and the town hall.
FAQRelated questions
Is Extremadura really that cheap?
Registry averages are the lowest of any region, and the province of Badajoz stood among the lowest provinces in the second quarter of 2026. Averages hide variation, and homes of interest may cost more or less.
How much is the transfer tax?
A sliding scale applies, running between eight and eleven per cent in the Finance Ministry’s regional table, so the figure rises with the price. Discounted rates may exist for particular buyers. Confirm with the region’s tax office before you plan your budget.
Is it easy to get around?
Distances are large and public transport is thin outside the cities. Most residents drive. Check the road to the home in winter, and the distance to a hospital, before you decide.
