Buying property in Benalmádena: what to check

By Daniel WhitcombeReviewed by Marta Calderón IbáñezPublished Updated Stage 3: Choose where and what

Quick answer

Benalmádena stretches from the seafront up the hillside, so slopes, access, views and sun differ a lot between streets. Check the gradient and parking, the community accounts, noise and the rules on tourist lets. Andalusia taxes resale homes at seven per cent.

§ 1The place

Benalmádena lies between Torremolinos and Fuengirola on the Costa del Sol. It has a seafront and a marina, a built-up coastal strip and a hillside with an older village above. Different parts feel like different towns. This page belongs to the chapter on Costa del Sol for buyers.

§ 2The market

The registry reports that foreigners made up 37.01% of home purchases in the province of Málaga in the second quarter of 2026. We found no official average for Benalmádena, so we print none. Prices can differ between the seafront, the marina and the hillside, so compare homes by area, size and year of construction.

§ 3Taxes

A resale home pays the transfer tax at 7% in Andalusia, and a new home pays VAT and stamp duty at 1.2% on the deed. The costs section explains both.

§ 4Slopes and access

Steep streets affect everyday life. Walk the route from the home to the shops, the bus and the beach, and imagine it in the rain or with shopping. Check parking, the width of the street and whether a garage space comes with the home. The cost of works rises with the slope.

§ 5Communities

Many homes are in communities with pools, gardens and sometimes security. Ask for the statutes, accounts and reserve fund, and ask about planned works. The law makes necessary maintenance mandatory for the community, so a big work becomes a bill.

§ 6The marina area

The marina area has apartments and leisure businesses. Ask the community what shared facilities cost, and visit at night in summer to hear the noise. The location checks section explains how to check noise and neighbours.

§ 7Tourist lets

Tourist lets need regional authorisation, regional registration and the community’s prior express approval. The regional notice bases capacity on fourteen square metres built per place, with a minimum of twenty-five. The section on renting and investing explains.

§ 8Airport and flood

The airport is close, and flight paths cross parts of the town. Heavy rain can flood low streets and ravines. The location checks section explains both checks.

§ 9Who it may suit

It may suit buyers who want a coastal town with services and a choice between sea level and hillside. Buying in Fuengirola covers Fuengirola to the east and buying in Málaga covers Málaga to the west.

§ 10What we could not verify

We found no official average for Benalmádena and did not read the municipal rules.

§ 11Questions to ask on site in this place

Ask about the community, the licence of the building and the flood history of the street. Ask the community administrator, if there is one, for the statutes, the last accounts and the minutes of the previous meetings. Visit in winter and in August, because the coast is quiet in the cold months and crowded in the summer. Write down the answers and compare them with the documents your lawyer receives from the registry and the town hall.

FAQRelated questions

Why do slopes matter?

Parts of the town climb steeply from the sea. Steep streets affect walking, parking, driving in rain and the cost of building works, and views and sun differ by level. Walk the route from the home to the shops before you decide.

Is there a marina?

The town has a marina area with apartments and leisure businesses. Ask the community about the costs of shared facilities and about noise from the leisure areas, especially at night and in summer.

Is it close to the airport?

It lies near the airport on the same coast, so some areas lie under flight paths. The operator publishes interactive noise maps for the airport. Check the plot and visit at busy times.
