Buying an apartment in Benidorm: what to check

By Daniel WhitcombeReviewed by Marta Calderón IbáñezPublished Updated Stage 3: Choose where and what

Quick answer

Benidorm is a dense resort city of high-rise apartment towers. The key risks are in the building: lifts, façades, community charges and works, noise, and the use of other flats for tourist lets. Confirm the Valencian resale tax rate, which was lowered recently.

§ 1The city

Benidorm is a coastal city in the province of Alicante, with two long beaches, an old town between them and a skyline of high-rise apartment towers. It is a dense resort with a long record of tourism, and its market is almost entirely apartments. This page belongs to the chapter on Costa Blanca property prices.

§ 2The market

The registry reports that foreigners made up 46.43% of home purchases in the province of Alicante in the second quarter of 2026. We found no official average for Benidorm, so we print none. Prices vary with the beach, the floor, the view and the building. Compare apartments in the same area and age.

§ 3Taxes

Since 1 June 2026 the general Valencian resale transfer tax rate is 9%, according to the Ministry of Finance table updated in September 2026, and the previous ten per cent no longer applies to new contracts. Confirm the rate with your notary on the signing date. The costs section explains.

§ 4The building

In a high-rise, the building is the purchase. Ask about the lifts, the façade, the roof, the pipes and any inspection report. The law makes necessary maintenance mandatory for the community and requires a reserve fund of at least 10% of the last ordinary budget. A low reserve and planned works are a warning. The legal process section explains community debts.

§ 5Noise and crowd

Benidorm is lively, with nightlife, traffic and tourists. Check the floor, the side of the building and the distance from bars. Visit on a weekend night and in winter. The location checks section explains how to check noise and neighbours.

§ 6Tourist lets

Many apartments are used for tourist lets, and the law requires a three-fifths vote of all owners to approve, limit or ban tourist rental. Check the statutes and any votes. Tourist lets in the Valencian Community need regional authorisation, regional registration and the community’s prior express approval.

§ 7Sun, heat and wind

Tall buildings and sea views come with sun exposure and wind. Check the orientation, the windows and the air conditioning. The location checks section explains heat and damp.

§ 8Who it may suit

It may suit buyers who want a busy resort with services, beaches and good transport, and who accept the density. Alicante explained covers Alicante to the south and buying a home in Altea covers Altea to the north.

§ 9What we could not verify

We found no official average for Benidorm and did not read the statutes of any building or the municipal rules on lets.

FAQRelated questions

Why check the building so closely?

In a tall block, the community pays for lifts, façades, roofs and pipes, and the cost falls on every owner. A low reserve fund and planned works mean bills. Read the accounts and minutes, not only the advert.

Is Benidorm busy all year?

It is known as a year-round resort, though the pattern changes by season. Visit at different times, including a weekend night, to judge the noise and the crowd before you commit.

Can I let an apartment in Benidorm?

Possibly, if regional authorisation, regional registration and the community’s approval all allow. Many blocks restrict lets, and city rules may differ, so ask the administrator and a local lawyer.
